When to start a renovation
If you’re planning to renovate your home and enjoy it by summer, the real question isn’t only what you want to change, it’s when you set it in motion. In a full renovation, timing isn’t a small detail, it’s what decides whether you reach June with the work finished or end up renovating against the clock, with the extra cost and stress that usually brings.
Why January sets the pace for the year
A full renovation doesn’t start the day the crew arrives, it starts weeks or months earlier, with design and permitting. As a general guide, the process tends to break down like this:
First comes design and measurements, which take around three to five weeks: the home or the area to be renovated is measured, different layout and construction proposals are drawn up, and a budget is presented with defined quality levels and finishes. Next comes permitting, which depending on the municipality can take between two and eight weeks, and which is worth starting as early as possible since it marks the real beginning of the build. Finally, execution itself, which for a full renovation usually needs eight to sixteen weeks.
Add those timelines together, and starting in January is what realistically allows a home to be finished, or nearly finished, by summer. The earlier the scope is confirmed, the earlier permitting can start, which reduces the risk of surprises around the final date.
Better availability of trades and materials
Early in the year there’s usually more availability in tradespeople’s schedules and easier access to materials, with more stable supply times than in spring, when renovation demand spikes because many owners want their home ready for summer and everyone is competing for the same crews.
That means more realistic build schedules and shorter waiting times, which carries a particular value on the Costa Blanca: many luxury homeowners in the area are international and use their home mainly during the warmer months, so any delay in construction doesn’t just cost money, it costs actual weeks of enjoying the house.
A more controlled budget
Working without the pressure of a tight deadline makes it possible to compare quotes calmly, weigh up technical choices, insulation, joinery, efficient climate control, and lock in prices ahead of time, before the cost pressure that typically arrives in spring, when high demand pushes prices up.
What to plan for, and when
Not every part of a renovation depends on timing in the same way. Interior work, kitchens, bathrooms, systems, flooring, painting, lighting, can be carried out well through winter and doesn’t depend on weather. Outdoor work, terraces, pergolas, pools, landscaping, is usually planned in parallel, to be carried out in spring and ready in time for summer.
